Commercial roofs are often flat sloped, membrane structures, built to protect the interiors from severe environmental conditions and other damaging factors.

Unlike homeowners, commercial property owners may not have the time to climb up the roof and diagnose it for potentially damaging problems. However, this doesn’t mean that the roof should be ignored.

Instead, routine inspections and timely roof maintenance can help increase the lifespan of a commercial roof. It can help spot minor problems and prevent major ones. This can further reduce repair costs which can otherwise amount to a huge sum.

But how would you know if the roof needs repair? Here are a few signs:

1. Damaged flashing

Metal strips running along the sides of the roof help secure roofing materials. This prevents water and other debris for damaging your roofing system.

If the flashing is bent, rusted, improperly sealed or damaged in any other way, there is a chance that water will seep right into the roof.

Hence, it is necessary to address this problem immediately. If you notice any sign of damage in the flashing, call our commercial Mansfield roofing contractors right away.

2. Cracked or blistered surface

Upon every inspection, make sure the responsible personnel check the roof surface for bubbles, cracking and blisters. These signs indicate that moisture is trapped underneath, which can cause leaking.

Blisters appear if there are pockets of moisture or even air trapped between different layers of the roofing membrane, or between the membrane and deck.

Blisters can worsen with time causing more trouble. So, get the roof repaired in time!

3. Roof leaks

It’s always a good idea to check for standing or ponding water in the rainy season. Small amount of water for only a little bit of time won’t do much harm. However, a huge body of water, if left unaddressed, can spell in trouble.

Water should evaporate or drain within 24 to 48 hours. Otherwise, it can result in roof leaks and reduce its lifespan. If the repairs are not taken care of in time, the roof will eventually have to be replaced.

4. Water stains

Some roofing problems can be detected by noticing changes in the interiors.

For instance, water stains often develop on ceiling and walls of higher level floors, in the case of internal leaks.

Keep an eye out for these signs and investigate the source of problem. Get it fixed immediately to prevent the problem from worsening.

5. Mold and odor

Presence of mold and/ or foul odors in the building is another red flag for your commercial roof. This might be a result of water breaching the roofing system or your building’s exterior structure.

Call an expert roofer from our professional roofing company to get it inspected. We identify the problem and fix it in the shortest time possible.

Keep in mind that small problems are easier to fix and cost much less. Never ignore these minor damages; it will lead to much bigger troubles.
